Project context

Stepnell, a long-standing family-run construction company, served as the design and build contractor for the approximately £9 million Heathlands project, an intermediate care and dementia care unit for Bracknell Forest Council. From the outset, BIM was a core deliverable.

The project's complexity was increased by the involvement of four separate bodies overseeing the BIM information, including the client, the building operators, and a third-party data verifier. It was therefore vital for Stepnell to engage a specialist partner to guarantee the accurate and timely delivery of all BIM elements

Following a competitive tender process, Stepnell appointed Majenta as the project's BIM Information Manager.

Majenta’s team embedded with the project, taking full responsibility for the digital deliverables. The core process involved federating the 3D models from all disciplines, running systematic clash detection to identify and resolve coordination issues before construction, and hosting structured review meetings to provide clear, actionable feedback.

A key part of Majenta's role was the meticulous validation of all supplier and asset data to ensure every piece of 3D and 2D information met the client's stringent BIM requirements. According to Shaun Hill, Majenta's Design Manager, the structured approach was “very easy, efficient and simple,” making the complex process of data management straightforward for the entire team.

“BIM is a specialist activity. A little knowledge is a dangerous thing – and could lead to a half-baked model which could end up costing twice as much. I’d say leave the specialism to the specialists.”

— Shaun Hill, Design Manager, Stepnell

Engaging a specialist BIM consultancy delivered clear and significant advantages for Stepnell:

Enabled the project team to focus on core responsibilities — By entrusting IM to Majenta, the Design Manager was freed from managing complex data issues, allowing them to concentrate on other critical tasks like reviewing consultants' information and liaising with the client team.

Provided critical, specialist BIM expertise — The partnership reinforced the value of using specialist partners to ensure quality and efficiency in delivery, preventing the risk of downstream costs and delays.

Streamlined asset data collection for a compliant handover — Majenta’s progressive collation of asset data throughout the project eliminated the challenge of trying to gather and validate all the information at the end, ensuring a smooth and efficient path to practical completion.

Delivered a structured and efficient management process — Our clear and simple processes provided the project team with the necessary guidance and time to act on feedback, ensuring all BIM-related issues were resolved effectively without disrupting project flow.

“Collating all the asset data could have been a nightmare at the end of the project. Doing it as you go along is far easier – and helps to get to PC in a very efficient manner.”

— Shaun Hill, Design Manager, Stepnell

The collaboration ensured that Stepnell delivered precisely what the client asked for, a fully coordinated project with a compliant set of asset data. The smooth process on the Heathlands project has reinforced Stepnell's commitment to using BIM and has highlighted the benefits of strategic outsourcing for specialist tasks.

Looking ahead to future projects, for Stepnell, being a BIM-literate organisation that partners with experts like Majenta is seen as essential in attracting the next generation of talent, who expect to work in a digitally driven environment.

“I would recommend Majenta based on my experience with the Heathlands project and how well it’s gone, thanks to their knowledge. The Majenta team adds an extra specialism to our proposed teams for tenders going forward.”
